Laguna Gardens begins welcoming residents

The project by South Florida’s Cymbal DLT Companies is among the first in Florida to be developed under the state’s Live Local Act, which aims to increase the supply of affordable housing in expensive areas. Tenants earning at or below 120% of the area’s median income qualify for reduced rent.
Located at 20775 NW 17th Ave., the community comprises 10 low-rise buildings on 14 acres next to Miami’s Hard Rock Stadium. Four of the buildings are welcoming tenants, and the remainder is expected to open by this summer. So far, about 20% of the development has been leased.
Apartments range from one- to three-bedrooms between 650 and 1,330 square feet, with rents priced from $2,000 per month. All units have Italkraft cabinetry, stainless-steel appliances, floor-to-ceiling windows, balconies, in-unit washers and dryers, walk-in closets, acoustic sound barriers Nest thermostats, nine-foot ceilings and views of a central lagoon.
Community amenities include a mini-market, fitness center, game room, lap pool, barbecue areas, playground, meditation garden, metaverse room, coworking space and rooftop lounge and garden.
Jo Palma and Partners, which designed the Cayan and Rolex towers in Dubai and NATO Headquarters in Brussels, was the architect. Artist Naomi Fisher has a piece installed on the property and will be selecting artists for Cymbal DLT Arts Foundation’s Artists-in-Residence program, which provides housing to artists.
“Laguna Gardens fills a void in Miami’s housing market by delivering upscale apartments in a central location that caters to the local workforce,” Cymbal DLT Chairman Asi Cymbal said in a press release. “We believe everyone should be able to live in a space that’s equal parts inspiring, comfortable and connected to nature. Through the Live Local Act, we’re able to offer rents at below market rates, making it attainable for more tenants to call a luxury-caliber community home.”
