Home sales drop to lowest level since mid-2020

Image
best bienes realtor National home sales dropped to their lowest level since mid-2020 in July, down 19% year over year.  It’s the biggest annual decline in more than a year, according to a Redfin report, which called it a “reflection of the continued cooling effects of 5.4%-plus mortgage rates and nationwide economic uncertainty.” In July, home sales declined for the sixth month in a row, falling 4.1% from June as homebuyers backed off due to being priced out of the market or amid worries of future home-value declines.  While sales declined, prices did increase by 7.7%, their slowest pace since June 2020, which the report says reflects the drop in homebuyer demand as houses are staying on the market longer.  Sellers took it slowly as well last month. New listings were down 13.5% from last year, the biggest decline in over a year. July also had the highest share of sellers dropping their asking prices since 2012, with 21% cutting their asking price.  Redfin agent Pam Lewis sai

5 Types of Clutter Even Professional Organizers Have in Their Attics, Basements, and Beyond

Image
agent top miami real Getty Images No matter how organized you are, there are certain types of clutter that are almost impossible to purge—even for professional organizers. Often these are dark, less-trafficked areas of the home such as attics, basements, or garages. Decluttering these spots often falls dead last on everyone’s to-do list, and even the experts often let these messes slide. “I’d call these spots ‘lower priority’ since I’d rather spend my organizing time and decorating budget on the parts of my home where I spend time and that I enjoy every single day,” says Darla DeMorrow, author of “Organizing Your Home with SORT and SUCCEED.” Still, cleaning up these last holdouts can be particularly satisfying since it’s a sign you truly have your house in order. And if you’re hoping to sell your home soon, it’s a must. Curious where these clutter traps are hiding? Here are a few that you (and even professional organizers) may have, and how to purge them for good. 1. Holiday d

Christian Slater Sells Miami Home in Just 3 Days—and for Over the Asking Price

Image
agent top miami real Dia Dipasupil/Getty Images Nothing robotic about this: “Mr. Robot” star Christian Slater sold his getaway in Miami’s Coconut Grove in just three days. The deal closed for more than the asking price, Realtor.com® can confirm. The actor picked up the crib in 2013 for $2.2 million. After almost a decade of enjoying the Sunshine State retreat, the 53-year-old placed the charming abode on the market for $3,950,000. A quick-acting buyer swooped in and snagged it for $4,258,000. “This was a very special property, a charming and secluded home on a large lot along one of the most desired streets in Coconut Grove,” says Liz Hogan with Compass. Hogan and Charles Celessia, also with Compass, represented the property. “Though the market has cooled a bit, this sale exemplifies the continued demand for move-in ready luxury properties across South Florida’s most sought-after neighborhoods,” Hogan says. “The desirability of the home led to a bidding war, and we ended up sell

Rents Just Set a New Record High, but There’s Also Good News

Image
agent top miami real Brendan Smialowski / AFP via Getty Images The wild rent hikes that landlords delighted in at the expense of their tenants appear to be tapering off. The housing market slowdown has spilled over into the rental market, affecting how big of a bump many landlords are requesting. Rents, which hit another all-time high of $1,879 a month in July, rose just $3 a month from June in the 50 largest metropolitan areas, according to a recent Realtor.com® report. And while they were up 12.3% in July compared with a year earlier, that’s down from a nearly 17% price spike seen in the spring. This was the smallest increase since August of last year. (Metros include the main city as well as the surrounding towns, suburbs, and smaller urban areas. This explains why rents within big-city downtowns may be substantially higher.) The report was based on the apartments, condos, townhomes, and single-family homes listed for rent on Realtor.com® in July in the 50 largest metros. Onl

DOM? EMD? 6 Mysterious, Misunderstood Real Estate Terms Sellers Need To Know for Today’s Market

Image
agent top miami real Getty Images For the past two years the seller has been king, but that kingdom is starting to crumble. Of course, we’re nowhere near an official shift from a seller’s market to a buyer’s market, but most sellers can’t bank on being bombarded by multiple offers over the asking price and buyers willing to waive every contingency. To survive in the current market, sellers need to approach their home sale with a game plan, a strategy—and that includes mastering some critical real estate terms. Quiz yourself on the following real estate jargon, then learn exactly how understanding these terms can help you. 1. Days on the market (DOM) The number of days a home spends on the market is commonly referred to as days on the market, or DOM. Knowing your home’s DOM is important because it can affect the final closing price—or whether your home even sells at all. “If a property is priced right, it moves very quickly,” says Ellen Sykes, broker at Coldwell Banker Wa

Spoiled for Choice: 10 Cities Where the Number of Homes for Sale Is Dramatically Rising

Image
agent top miami real Justin Sullivan / Getty Images Today’s housing market is one of the strangest that many real estate experts have ever seen. After years of bone-dry inventory and sky-high demand that led to soaring prices, bidding wars, and a breakneck sales pace, the market is correcting—and rapidly at that. In fact, the number of U.S. homes for sale is rising at the fastest pace in five years, up more than 200% since its lowest point this February, according to a Realtor.com® analysis. That’s great news for frazzled buyers who’ve been struggling over the past few years to find anything—anything—to buy. However, housing supply is still well below normal. The number of listings would need to nearly double to get inventory back to what had become normal before the COVID-19 pandemic—and even that would leave the U.S. with a massive housing shortage. But it’s not dire everywhere—there are still pockets where supply is rising substantially. And the Realtor.com data team found the
